Rental Application Criteria

At The Boutique Property Management Group, we believe that great residents come from many different backgrounds and life circumstances. While we maintain professional screening standards designed to protect our property owners, we take the time to review each application individually and consider the complete picture—not just a single score or data point. Our goal is simple: to place qualified residents in quality homes while providing a fair, respectful, and transparent application process.

Application Requirements

All occupants age 18 and older must complete a separate rental application and screening process. Application fees are non-refundable and cover the cost of application processing and screening reports. Applications are considered complete once all required documentation has been submitted, including:

  • Completed application
  • Valid government-issued photo identification
  • Proof of income
  • Rental history information (when applicable)
  • Any additional documentation requested during the review process

Income & Employment

Applicants should generally demonstrate verifiable income sufficient to meet rental obligations. As a guideline, combined household income is typically expected to be at least three (3) times the monthly rent.

We understand that every applicant's financial situation is unique and may also consider:

  • Employment stability
  • Retirement income
  • Self-employment income
  • Relocation circumstances
  • Savings and reserves
  • Alimony, child support, trust income, or other verifiable income sources

Additional documentation may be requested to verify income.

Rental History

Positive rental history is an important factor in the screening process. We look for a history of timely payments, proper care of the property, and positive landlord references when available. First-time renters, homeowners transitioning to renting, military applicants, and individuals relocating from another area may still qualify with appropriate supporting documentation.

Credit Review

Credit history is reviewed as part of the application process. Rather than focusing solely on a credit score, we consider the overall credit profile, including payment history, outstanding obligations, collections, judgments, and other relevant factors. Strong income, positive rental history, significant savings, or other compensating factors may be considered during the review process.

Background Screening

A screening review may include:

  • Credit report
  • Eviction history search
  • Criminal background screening
  • Identity verification
  • Employment verification
  • Rental history verification

Criminal history, if any, will be reviewed on an individualized basis in accordance with applicable laws, fair housing guidelines, and owner requirements.

Multiple Applications

Occasionally, multiple applications may be received for the same property. When this occurs, all completed applications will be reviewed and presented in accordance with our screening procedures and the property owner's objectives. Approval is not necessarily based on the order applications are received. Property owners reserve the right to select the application they believe best fits their property and circumstances.

Pets

Pets may be permitted depending on the property and owner approval. Applicants with pets may be required to complete a pet screening profile. Breed, size, age, quantity, and other restrictions may apply based on owner preferences, insurance requirements, or community regulations. Service animals and assistance animals will be accommodated in accordance with applicable Fair Housing laws.

Security Deposits

Security deposit requirements vary based on the property and overall application profile. Additional deposits, alternative approval terms, or additional supporting documentation may be required in certain situations.

Renters Insurance

All residents are required to maintain renters liability insurance throughout the lease term. Coverage requirements will be outlined in the lease agreement. For residents who do not obtain their own qualifying policy, alternative coverage is available through the Resident Benefit Package.

Resident Benefits Package

Many of our properties participate in our Resident Benefits Package, designed to provide residents with additional value and convenience. Program details will be provided prior to lease signing where applicable.

Factors such as rental history, employment stability, income, credit profile, relocation circumstances, military service, homeownership history, and overall qualifications may all be considered during the review process.
